One of the most common misconceptions in today’s real estate market is that big Wall Street investors are snapping up all the homes, leaving everyday buyers out of luck. However, recent data from CoreLogic paints a very different picture.


Who’s Really Buying Homes?


The vast majority of investors in the housing market are not giant corporations or Wall Street firms. Instead, they’re individuals or small investors—your neighbor who rents out a second home, someone with a vacation property, or a couple building wealth with a few rental homes.


Here are the key facts:


✔️ Most Investors Own Less Than 10 Properties: These are small, mom-and-pop investors, not mega companies.

Mega Investors Are Rare: Only about 1% of the market is owned by large corporations with thousands of properties.


The Numbers Tell the Story


Investor activity is also declining. According to CoreLogic:

  • Investors made 80,000 purchases in June 2024.
  • That’s down from 112,000 in June 2023 and nearly a 50% drop from the 149,000 peak in June 2021.


Additionally, Redfin reports investors purchased just 16.8% of U.S. homes sold in Q(614) 289-8823, down from the all-time high of

20.8% during the pandemic.


What This Means for Buyers
